You mentioned using a herbiside in the area and having a house in a year... Check exactly how long the herbiside works for, many like roundup will keep killing everything in the area you use it in for 2 years or more, it can also wreak havok with existing flora that you do not really wish to kill. And it is very toxic to animals, including dogs and cats, make sure you keep your animals away from the area for a very long time.
